Nautica Isles West Clubhouse 7:00pm
Mr. Heron brought the meeting to order at 7:25 pm.
Mr. Del Valle, seconded by Mr. Heron, made a motion to approve the April 26, 2006 board meeting minutes. The board unanimously approved the minutes.
Mr. Thomas updated the board on the following:
a. Lake Management
An additional bid was received from a vendor for the upkeep and maintenance of the Nautica Isles West (NIW) lakes. Mr. Thomas expects to receive another bid in the near future. He will report to the board at the next meeting.
b. Metal Entrance Gates at the Clubhouse
The gates have been installed at the clubhouse with lock boxes to follow within the week.
c. Nautica Isles Boulevard Lighting
GRS Management will coordinate repairing the lights on Nautica Isles Boulevard. The board stressed that this task must be placed in priority status due to security issues.
a. Fountain at the Entrance to NIW
The fountain timer is not functioning and must be replaced. Mr. Del Valle requested that Mr. Thomas coordinate the replacement of the timer in conjunction with the lighting repair on Nautica Isles Boulevard.
b. Earlier Hours at the Clubhouse
The board discussed homeowners’ requests for opening the clubhouse prior to 7:00am daily. The discussion included the possible implementation of a magnetic key system that could be used for tracking usage and access control. The key system could also combine a link to gate access into NIW for homeowners and guests. Mr. Del Valle requested that Mr. Errol conduct a cost analysis and secure a vendor who could present the product at the next meeting of the board of directors. Changing the clubhouse hours was tabled until the board makes a determination on a magnetic key system.
Mr. Del Valle discussed his efforts in preparing a hurricane plan for the upcoming season:
a. Landscaping
Top Cut will work in conjunction with the board of directors in cleanup and removal of landscaping debris following a hurricane.
b. Clubhouse Cleaning Service
A plan is being developed for the clubhouse cleaning staff to install / remove hurricane shutters at the clubhouse.
c. Hurricane Preparedness Guideline
Hurricane preparedness suggestions will be added to the NIW website. A representative from the City of Greenacres will attend the next board meeting and discuss hurricane preparation.
d. Volunteers
Mr. Del Valle requested volunteers to assist in preparing NIW for pending hurricanes. He also asked homeowners to volunteer in closing the weirs in each of the lakes. By closing the weirs prior to a hurricane, flooding in the community would be greatly reduced. Volunteers are also needed for a post-assessment team for determining damage following a hurricane.
e. Improperly Planted Trees
Homeowners brought to the board’s attention that trees in NIW have been improperly planted along the perimeter wall, causing high risk to the community in general and homeowners specifically. Mr. Del Valle stated that this would be corrected. Homeowners should forward the location of such trees to the board via the website.
Mr. Heron introduced a homeowner who proposed initiating a basketball camp/program in NIW. The camp would be available for children residing in the community only. Those interested in joining the program would be trained in proper basketball skills. The program would run June, July, and August, Monday through Thursday, ages 7 to 11 two days, and ages 12 to 16 two days, 7:00pm to 8:30pm. Mr. Del Valle, seconded by Mr. Eimer motioned to approve the basketball program pending receipt of a copy of the homeowner’s liability insurance. Mr. Del Valle agreed to work with the homeowner on registration, add the program to the website, and assist with signage.
Mr. Heron cautioned the group that an alligator was sighted in a NIW lake by a homeowner. He requested that homeowners advise the board immediately upon viewing an alligator in the community.
a. Parking
Mr. Heron stated that parking signage was increased in the community. He reminded homeowners that there is no parking on the streets, sidewalks, and swales. Parking is permitted in the clubhouse parking lot by permit only (which is obtained at the gatehouse).
b. Planting Trees
Mr. Heron reminded the group that no trees can be planted on homeowners’ property without submitting a request through the architectural control committe
Mr. Del Valle reported that Officer Warren had informed him no crimes were reported in NIW within the past 30 days. There were two attempted break-ins at residences during the month of April; one in NIW and the other in Nautica Isles East. Greenacres police are monitoring similar crimes to determine if there is a pattern.
Mr. Del Valle, seconded by Mr. Eimer, motioned to adjourn the meeting at 8:00pm. The meeting unanimously adjourned. The next meeting will be an annual meeting, held on Wednesday, June 28, 7:00pm, at Diamond View Elementary School.
