Abandoned properties the NIWHOA conducted an initial research on the property specifically a house that has been burglarized (empty for a year) pool on the property Bank of America owns the property. (the vandal was caught and arrested) Pool heater was stolen. No ownership can be determined only one home of many that is in foreclosure not on their list. No deed has been requested. We have homes in our community that are in foreclosure for at least three years.
Idea from a homeowner suggested a list of foreclosures provided to a committee that would do basic landscaping to homes in foreclosure.
NIWHOA contacted Comcast regarding homes not paying HOA dues or in foreclosure that they should have cable turned off in the home. We still have four more years of the existing service contract with Comcast.
Existing towing vendor (continuous complaints) has received notification we will no longer be using them.
Motion was made to exercise termination of the existing towing and site supervision service agreement. The NIWHOA has now opened the bidding process to bring in a new towing vendor. Open discussion commenced regarding a variety of towing rules on homeowner’s properties (sidewalks, parking on grass, commercial vehicles parking in homeowners driveways).
Existing property manager has announced her resignation, effective May 31st. The NIWHOA supports the idea to keep the property management services in house and not contract with a property management company. Primary reason to keep property management services in house is fiscal responsibility and previous negative experience with the company. One of the biggest concerns is the accounting and bookkeeping of the community. Hire an accounting firm to handle the finances of the community and have a property manager address all other issues in the community. Concerns arose regarding accounting fees with GRS Management. NIWHOA would like to bring in temporary services while we can secure a new property manager. We will also look into seeing if a property management company can secure services under our limited resources. A temporary bid was secured for temporary property management services in our community in light of the existing transition. A motion was ordered to secure Bridgett Yero on a temporary basis of property management services. Motion was carried with one board member not agreeing and several concerns were brought up on the important of securing a solid property manager.
