1. Call meeting to order 7:12PM and determination of quorum

2. 1.Officer Warren Community Updates

  • May 28 – August 26 Crime Stats
    • Seven property crimes to report
      • 1.Tire puncture
      • 1.Couple of cars keyed
      • 1.Orange paint on garage door
      • urglary on autos (unlocked cars)
    • i.Bicycle thefts are happening in area
      • Record your serial number and register your bike at the police station.
    • i.Provided Hurricane Preparedness pamphlets for residents, copies may be picked up in community office
    • i.Concerns of Homeowners:
      • Bus stop dangerous and congested
      • Suggested that we wait until school is in session for a few weeks and then if there are still problems he will look into the situation more.

3. Approval of July Minutes – July minutes were unavailable for approval will be brought to next board meeting.

4. Financial Status Report

  • Credit card machine is up and running. Arrears could be paid by credit card and our account would receive the money the next day. There is a $10 fee to Homeowner for using the machine.
  • FP&L reported that to cut costs the clubhouse/guardhouse should remain at 78 degrees. Checking on placing a steal box over the thermostats to help keep costs down.

5. Discussion of front community gate house electric meter billing

  • We have 20 months of bills totaling $2,118.04. Marcia has requested an additional copy of 40 months to get an accurate amount that had been paid. Approximately $6,000 has been paid and NIWHOA will try to recover all or part of this amount from the front community.

6. AT&T renegotiated phone bill

  • Brigitte has renegotiated the phone bill, we should have a decrease on September billings, and also a third line that was not used was disconnected from the guardhouse.

7. Change of fountain maintenance vendor

  • NIWHOA will be using the current lake vendor for our monthly fountain maintenance. This vendor will cut our costs in half of what the current monthly payments are.

8. Lien process change

  • NIWHOA will begin using the office administration to execute the lien process. This will save legal expenses for NIWHOA. There will be $150 charge to each homeowner that has a lien placed against them.

9. Fining Committee Update

  • There are three residents whom will be heading up the committee; their first meeting will take place in September. (Nick, Lori & Don)
  • Fines can range up to $1,000 per offense, this is for code enforcement purposes.
  • Secretary will be needed at meetings to verify laws are being kept.

10. 1.Old or new business

  • NIWHOA would like to put together a maintenance committee to clean up unoccupied homes only. We are looking for volunteers, please contact the office if you are interested.
  • Next meeting talk about putting storm shutters on back of vacant homes only that are on the canal or perimeter of the community. Each home will be voted on by a case by case situation.
  • Received survey to put stop signs on Eastbay and the main boulevard. May need traffic survey.
  • Talk about selling a monthly parking permit to allow residents to purchase to park automobiles at clubhouse parking on a long term basis. Limit the amount of parking spaces available for rent. NOTE: No commercial vehicles will be allowed to purchase a permit.
