Board Minutes - September 23, 2009

Nautica Isles West Clubhouse 7:12pm

1. Call meeting to order 7:10p.m. and determination of quorum

  • President, Art Heron
  • Vice President, Jennifer McGhee
  • Treasurer, Suzan Leventhal-Bignell
  • Board Member, Howard Eimer

2. Community Updates

  • Home was burglarized during the day, no alarm was set

Approval of August Minutes – August minutes approved.

4. Financial Status Report

  • Collections have been positive. We are ending the third quarter in the positive, first time in two years.
  • Five more foreclosures received this week.
  • Liens: 70 certified letters have been sent and we saved the HOA $10,500 for completing this work in house.
  • Credit card machine is up and running. There is a $10 fee to use.
  • Quarterly billing will be sent out beginning with October 2009 and each quarter thereafter.

5. Fining Committee

  • Motion by Art Heron second by Howard Eimer to add Rosalie Bolt to the committee.
  • Fining committee will have their first meeting on September 29.

6. Pool Maintenance

  • The pool is closed until further notice.
  • The city is currently placing Phosphate in the water/sewer lines to clean them, which is increasing the phosphate in the pool.
  • Iguanas are a constant problem and the pool with their droppings, Howie will be contacting Critter Control to see if we can have them caught and relocated off the premises. Also, the pool deck needs to be pressure washed to clean the fesses from the iguanas.
  • Brigitte will be contacting a couple power washing companies to compare pricing.

7. Front Gate Sign

  • Motion by Suzan to approve a box sign not to exceed $800 for the sign and complete installation. Sign will be approximately 2’ x 3’. All board members in agreement.

8. Old or New Business

  • Estimates will be reviewed to decide the repairs in the guard house. Two estimates remain.
  • The lakes have green algae and grass has grown further into the lakes. NIWHOA will check into an ariration system and costs.
  • Fountain in front lake is broken and needs to be fixed.
  • Towing company: Homeowner requested that the nightly parking permits be changed to clearly state “one night parking pass.” Board is in agreement.
  • Residents requested that the walls facing the outside communities should be extended to keep other communities from climbing the walls to enter NIW. The board had previously checked into this idea and the cost at that time was $48,000.
  • Homeowner would like to initiate a Citizens Neighborhood Watch Committee. If interested please notify the NIW office with your information.
  • Effective November 1, monthly parking passes will be able to be purchased at $50/month. Full restrictions will be drafted and implemented before allowing the purchase of the pass. A limited number of spaces will be available on a first come basis, if there is overwhelming response NIWHOA may institute a lottery for each month.
  • Homeowner would like to help generate income for the HOA by instituting an Advertising website for the community.
