Board Minutes – January 27, 2010
Nautica Isles West Clubhouse 7:05p.m.
1.Call meeting to order 7:05p.m. and determination of quorum
- President – Art Heron
- Vice President – Jennifer McGhee
- Treasurer – Suzan Leventhal-Bignell
- Board Member – Howard Eimer
2. Officer Warren
i. Greenacres entered a new home alarm order:
- Penalties for false alarms.
ii.Census 2010
- The higher the count in Greenacres it will provide the city with more funds to employ more police officers.
iii. January stats: No crimes reported to date.
iv. December stats: Four home burglaries.
3. December Minutes will be approved at February meeting.
4. Security Improvement
- Currently taking bids for a new card key entry system to enter clubhouse and pool area to increase security, plus prevent the homeowners/residents not in good standing the inability to utilize amenities.
- Art is planning to price good quality cameras at the guardhouse that would be able to get plate numbers as cars proceed through gates.
5. Gate access Plan
- Gate reprogramming will begin February 13.
- Only residents in good standing with a zero balance or acceptable payment arrangements that are being honored will be reprogrammed.
6. Landscape Proposal for white fly infestation
- A proposal has been received for $3,700 to have community areas sprayed for the white flies.
- Howard will check into pricing for granules before spraying.
- Motion by Art to spray; all board members in favor.
7. Gatehouse Lighting Proposal
- Declined, no need to lower light in guardhouse.
8. Discussion of troublesome neighbor
- Renter/Tenant has damaged community property amongst other issues regarding homeowners in good standing.
- Art will be drafting a letter and moving forward for homeowner to terminate current lease with tenants.
9. Old or New Business
Board would like to initiate an application procedure to move into NIW to be equal for any potential homeowners and/or renters.
- Application Fee to be determined.
- Jennifer to outline a policy to be reviewed to initiate the resident approvals.
