Homeowners's Message

 

I have listed below some of the main issues in our community that I would like to bring to your attention:

  1. We have established a Fining Committee for the NIWHOA -

    The purpose of the Fining Committee is to set fines levied by the Nautica Isles West Homeowners Association on homeowners or invitees for violation of any Nautica Isles West Covenants, and Bylaws. The Committee may approve a fine as levied, decrease it or decide that the fine is not appropriate at all. The fining committee will provide an update of activities to the Nautica Isles West Board of Directors on a monthly basis. Enforcement of the decisions made by the Fining Committee shall be done by our property management company GRS Management Associates Inc.

  2. The NIWHOA has established Parking Permit Instructions -

    Effective 3/23/2006 taking into consideration the need for guest parking in our community the NIWHOA has developed a parking permit program enabling the homeowners to park overnight in the clubhouse parking lot.

    The program would work as follows. The guard would have a preprinted color -coded permit that could be requested by a resident on a daily basis for a limited period of time (14 days during any given month per household). The guard would issue the predetermined color-coded permit to the guest only after the guest signed a permit application/agreement which would identify the vehicle and the associated resident’s address as well as acknowledge no liability on the part of the Association for any damages incurred while on the property. The guest would then be given the permit, which would be dated and signed by the guard along with an instruction sheet explaining the use and limits of the permit.

    The permit itself will be a 9x11 colored sheet of paper selected to match the changing daily color code on a pre-established calendar. The permit will contain the words " Overnight Parking Permit" and "Do Not Tow" with the issue date and time and signature of the issuing guard, and the description of the vehicle. The permit will automatically expire at the following day at 10 P.M. within 24 hours after the permit has been issued.

    The accompanying instruction sheet will instruct the guest to place the permit face up on the drivers side dash board so that it is clearly visible to the tow truck driver. It will also direct the guest where to park his vehicle so that all guest parking is away from the clubhouse and closest to the lot exit in order to contain guest parking to one area of the lot and leave the spaces nearest to the facilities open for their patrons. It will also instruct the guest that failure to obtain a new permit each day will subject the vehicle to automatic towing, and that copying or altering the permit will do the same in addition to banning the resident from further use of the program.

    PLEASE BE AWARE with this parking permit program in place and notification to all homeowners and residents that vehicles parked on the streets, sidewalks and swales overnight, or in the Rec. Lot without a permit will be automatically towed without further warning. Each night out the NIWHOA towing company vendor will remove the parking violators throughout the community.   3. Greenacres Dept. of Public Safety – HOTSHEET CAMPAIGN -

    Help your community by reporting criminal activity. You do not need to give your name, however Greenacres Dept. of Public Safety is asking for specific information about any criminal activity that occurs in our community. Help Greenacres Dept. of Public Safety help you by filling out the attached downloadable form as completely as possible. When complete, please fold and mail this form to the address provided on the form or drop it any City of Greenacres Building, or give it to any Greenacres Public Safety Officer. Fill out a Greenacres Police Department Hotsheet form.

  4. Usage of the NIWHOA website -

    continues to grow a tremendous rate. Homeowners are contacting the board regarding numerous issues and we encourage NIW Homeowners to continue to use the website for ongoing communications. This is where you can assist us in making this community be the best it can be. Should you identify any NIWHOA BYLAW violations, please let us know. We will gladly have our property management company investigate the information you provide. Upon review by our property management company, and verification of the violation, a letter (& possible fine) will be sent to the homeowner that is not in accordance with the NIWHOA BYLAWS. It is very important that every homeowner review the BYLAWS of our community. You can easily view the BYLAWS of our community by selecting the “Rules” link on this website.

  5. 2006 Approved Budget –
  6. Under the “BUDGET” section of this website the NIWHOA has provided information listing the major financial changes to the 2006 budget. This document was created to provide additional information to our homeowners.

  7. Parking in the Streets -
  8. We have begun to see the benefit of our vehicle violation ticketing / towing program. Please note some homeowners have chosen to park on their lawns to keep from being towed. This is also a violation of the bylaws. I want to make this issue clear, any vehicle parked on the street or lawn will be in violation and will be subject to be towed.

  9. Recreational Area (CLUBHOUSE) Closing Hours -
  10. We would also like to remind everyone that the recreation area (CLUB HOUSE) is closed at 10 PM, no one is permitted to remain on the property after 10 PM "without written permission of the NIWHOA Board of Directors." Eagle Security has been instructed to ask anyone who is on the property after 10 PM to leave. Should anyone refuse to leave the recreation area after 10 PM the NIWHOA has instructed Eagle Security to contact the Greenacres Police department.

  11. Hurricane Cane Shutters -
  12. Hurricane shutters should also be removed and stored away. If you have not removed your shutters and stored them away, you will be contacted by GRS Management instructing you to remove the shutters from your home.

  13. Speeding in the Community -
  14. We have contacted the Greenacres Police Department in response to homeowner complaints of speeding. As a result the NIWHOA has granted permission to the Greenacres Police Department to begin radar enforcement patrols in our community.

  15. Tree trimming -
  16. The trees around the perimeter and common areas in our community are scheduled to be trimmed by our landscaping vendor. This is scheduled to begin in the 1st Qtr of the year.

  17. Walking a pet in the community -
  18. "Any" pet (including cats) must be on a leash when outside of your home or fenced in property. They cannot be left outside unattended. Leaving the garage door up so your pet can come and go is unacceptable. PLEASE ALSO PICK UP AFTER YOUR PET DEFECATES.

  19. Ramps for bike or skate boards -
  20. The use of a ramp for bike or skate boards are prohibited. Please make your children aware of this as they are also required to follow the rules of the community.

    The items listed above are some of the prominent issues in our community. Once again the NIWHOA is dedicated to the betterment of our community. We can only be successful only if we all work together. We also want to make it very clear that everyone needs to follow the rules and regulations of the community.
